Big Property will schedule a property visit providing you with a verbal rental valuation. We consider the local rental values as well as carrying out research on similar properties in the area ensuring you get the best rent possible.
A Landlord registration number!

You should apply directly to the local authority to which your property is situated. Big Property will require a copy of your title deeds to confirm you are the registered owner and you will need permission to let from your mortgage provider which may also state further requirements.
We do the viewings for you!

Big Property will arrange viewings and meet prospective tenants. Viewing feedback is automatically requested from tenants and is sent to Landlords if received.
Big Property vet all tenants!

Tenants must provide certain information when applying for properties which includes, but may not be limited, to the following;

  • Photographic ID
  • Full credit checks (or similar)
  • Right to work in the UK (if applicable)
  • Reference from most current landlord/letting agent/local authority
  • Proof of income
Only if you don’t have a Buy-To-Let Mortgage!

If you do not have a Buy-To-Let mortgage, you will need to obtain permission from you’re your lender to let your property. Some lenders may impose conditions for the letting and this information should be passed to us to ensure everyone is compliant.

The occupier pays the council tax!

If a tenant resides in your property, they are liable for council tax payments. If the property becomes vacant, the liability falls back to you as the Landlord. Big Property can help you apply for a council tax exemption if the property is unfurnished and this will be valid for up to 6 months of the current tax year.
Big Property do this for you!

Tenants use our online maintenance log to request repairs allowing us to assess the issues before contacting you. We have a team of fully insured contractors on hand to assist. If you wish to use your own contractor, you are solely responsible to ensure they carry relevant qualifications, public liability insurance and professional indemnity insurance. You may be able to carry certain works out yourself. Further guidance can be provided on request.
Our thorough vetting process reduces this risk!

In exceptional circumstances, a tenant may be late with rent or fail to pay. We give tenants the opportunity to bring the account back up to date within a reasonable period and remain in contact throughout. If a tenant has arrears of any amount for 3 consecutive months, we can apply to the First Tier Tribunal for Recovery of Rent. Now, there is no charge to do this and our success rate so far is 100%!
