You will be asked to complete an application form which requests your personal details; name, date of birth, contact details, address etc. The back of the application form requests additional information we require;

  • Photographic ID
  • Proof or your current and previous address
  • Proof of your employment
  • Proof of your income
  • Proof of your right to live and work in the UK (if applicable)
  • A reference from your current landlord / letting agent
  • A full Experian credit check or similar


In certain circumstances, we may ask you for further information or a guarantor. Further information can be provided on request.
We lodge it with Letting Protection Scotland (LPS)

Your deposit will be lodged with LPS, a government approved scheme, within 30 working days of the start of your tenancy.
Very important information!

The current Private Residential Tenancy is a legally binding document between you and the landlord. It sets out your rights and obligations as a tenant as well as providing important information on what to expect throughout your tenancy.
Big Property will notify the local authority and utility companies.

Although we update the relevant parties with your move in details, it is your responsibility to ensure that you have set up accounts and your bills are paid.
You are responsible for the council tax!

Throughout your tenancy, you are responsible for the council tax. If for any reason you are exempt from paying, you should apply for an exemption directly through the local authority.
Only if you want to protect your belongings.

You are not legally required to have contents insurance although it is recommended. Your landlord will have buildings insurance however this will not cover any damages to your own belongings; clothing, electronics etc.
Only with permission!

Your landlord must give you at least 48 hours’ notice if they wish to access and this will be arranged through Big Property. No-one can enter your property without permission, unless in an emergency. Further information can be provided on request.
You need to keep communication open!

If you know you will need to pay your rent late, you must notify the accounts department straight away. You may be charged a fee for late payment dependant on the clauses in your lease. Continuous late or failed payments may result in legal action being taken.
You should get it back!

Big Property will meet you at your home to conduct a move out assessment. If there are any issues above fair wear and tear, you will be made aware at the time. We will request quotations for the works required and we will submit a deduction request from LPS. If there are no deductions necessary, you should request the full deposit back from LPS directly. The deposit scheme offers a dispute service should you require it.
Most of your responsibilities are set out in the Private Residential Tenancy. Over and above those stated, you are responsible for:

  • Paying your rent on time the rent on time
  • Paying your council tax on time
  • Paying your utility bills and TV licence on time
  • Carry out general household duties including cleaning
  • Dispose of all rubbish
  • Clean your windows
  • Carry out basic maintenance such as replacing light bulbs and toilet seats
  • Always keep the property secure
  • Advise of any repairs and maintenance needed as soon as it arises
  • Not create unnecessary noise for neighbours
  • Ventilate your property
